Rental Bond Dispute

Good morning, welcome to Fair Trading. I understand you have a dispute with your agent about your rental bond. Could you tell me what happened?
你好。我上个月底搬出去了，中介说要扣我押金里的六百澳元，理由是房子没打扫干净，还有地毯有磨损。
I see. First, did you attend the final inspection, and did you receive the condition report from when you moved in?
最后检查我去了。入住的时候有一份房况报告，我还留着，上面写了地毯当时就有一些旧痕迹。
That report is important evidence. Fair wear and tear is not something you pay for. An agent cannot claim the bond for normal use of the property.
那清洁的部分呢？我搬走前请了专业的清洁公司，发票我也保留着。这样是不是就没问题了？
Keep that invoice. If the agent still makes a claim, you can apply to NCAT, the tribunal. The fee is small, and most bond cases are resolved within a few weeks.
向NCAT仲裁庭申请会不会很复杂？我英语不太好，而且平时要上班，没有太多时间跑流程。
The application can be done online, and you can request an interpreter for the hearing at no cost. NCAT also offers phone hearings if you cannot take time off work.
太好了。那我现在应该先做什么？是先跟中介再谈一次，还是直接申请仲裁？
Write to the agent first and attach your evidence. If they do not respond within a reasonable time, lodge your application and keep copies of everything.

Terms in this dialogue that cost marks
CCL is marked on information transferred. These Australian terms have no direct word in most test languages — get one wrong and the segment's information is gone.
- fair trading直接说英文 Fair Trading，因为这是机构专有名词，各州有各自的Fair Trading部门。
- bond译为“押金”，如需强调是租房押金，可说“租房押金”。
